Zona 14 sits directly south of Zona 10 and offers the same corner of the city at a different volume: leafy residential streets, apartment towers, quiet hotels and very little reason for anyone to be on the sidewalk after dark — because everyone here is home having dinner.
That's the whole pitch, and for the right traveler it's a good one. If Zona 10 is where the city goes out, Zona 14 is where it lives — embassies, families, long-stay apartments. Hotels here tend toward the calm and residential, often at friendlier prices than their Zona Viva neighbors ten minutes north.

Zona 14 or Zona 10 — the actual difference
Proximity-wise, almost none: they share a border, and a dinner reservation in Zona 10 is a ten-minute drive from most Zona 14 hotels. The difference is what's outside your door. In Zona 10 it's restaurants; in Zona 14 it's trees. Couples on a one-night stopover usually want 10. Families with early bedtimes, travelers staying several nights, and anyone who trades convenience for quiet without hesitation — that's the Zona 14 guest.
The trade-offs, honestly
You will drive, or be driven, for nearly everything: meals, museums, sights. With a private driver that's no cost at all — it's how we move guests anyway — but travelers hoping to wander out to a lively street will find Zona 14's streets handsome and largely empty. That emptiness is precisely its appeal, and precisely its limitation. Know which one you're buying.
